Stage: Concept Design / Pre–Planning / Planning
- Initial on-site meeting with the client to discuss project goals, needs, budget, potential materials, and design options.
- Conduct site analysis, including orientation, access points, constraints, and a basic planning policy search.
- Carry out a full measured site survey to record the existing property accurately
- Develop accurate ‘As Existing’ and ‘As Proposed’ floor plans, elevations, and site layouts to achieve the most effective and planning-compliant design.
- Explore multiple design options and layouts to align with the client’s vision and planning requirements
- Provide 3D views or visualisations to help the client clearly understand the proposed design.
- Prepare and submit the Planning Application to the local authority on the client’s behalf.
- Act as the planning agent, managing all communications and negotiations with the
local planning department throughout the application process
Stage: Building Control / Technical Design
- Develop detailed technical drawings by the current Building Regulations, including sections, construction build-ups, and specifications.
- Coordinate with a structural engineer to integrate structural elements such as foundations, beams, roof structures, and load-bearing walls.
- Incorporate thermal, fire safety, ventilation, sound insulation, and drainage compliance into the design.
- Prepare and submit a Building Regulations application to either the Local Authority Building Control or an Approved Inspector.
- Respond to any queries or required revisions raised by the Building Control officer during their technical assessment.
- Provide construction-level details to assist the contractor on-site (e.g., floor build-up, wall build-up, insulation, damp-proofing, etc.).
- Liaise with the contractor if required, to clarify technical aspects or help resolve on-site queries related to compliance.
- Issue any updated or amended drawings requested by the inspector or required during the early stages of construction
Stage: Detailed Design
- Refine the approved planning and building control drawings into a fully coordinated construction package.
- Produce detailed construction drawings with precise dimensions, levels, and material specifications for all building elements.
- Develop internal layouts, including kitchen and bathroom arrangements, storage solutions, and furniture placement as needed.
- Specify materials, finishes, fixtures, and fittings, tailored to the client’s budget and design preferences.
- Coordinate with all consultants (e.g. structural engineer, M&E designer, specialist suppliers) to ensure an integrated design.
- Provide detailed construction junctions and build-ups, including floor, wall, and roof detailing.
- Prepare the package for contractor pricing and tendering, ensuring all necessary technical information is included.
- Support the client in selecting a contractor, reviewing quotes, and answering contractor queries during the tender stage.
- Update drawings as needed following contractor feedback or value engineering
